What CompAtlas is
A database of new-home communities, and the tools to price against them.
What is CompAtlas, in one sentence?
A database of every new-home community in the Los Angeles and Orange County market, with the pricing, absorption and analysis tools to position a new one against them.
Who is it for?
Homebuilders, land acquisition teams and anybody who has to answer “what should we price this at” with evidence rather than a feel for the market.
Is it available to other builders?
Not yet. It is in production use today, and it is being built so that it can be licensed.
Getting in
Setting a password, signing in, and what to do when you cannot.
I have not been sent a link.
Accounts are created by an administrator. Ask Dave and one will be issued.
My setup link says it has expired.
Setup links last 72 hours on purpose. Ask for a new one — it takes a moment.
I am locked out.
Too many wrong attempts locks an account for 15 minutes. Wait, or ask for a password reset.
Can I share my sign-in with a colleague?
Please do not. Every record in CompAtlas carries the name of whoever entered it, and a shared account makes that attribution meaningless. A new account takes about a minute.
Does it work on my phone?
It will open and read fine. It is built for a laptop screen, and a version made for entering prices on site is planned.
What you can do depends on your role
Administrator, editor and viewer — and what each one may change.
What is the difference between an editor and a viewer?
An editor can change the underlying data — communities, plans, prices, imports. A viewer can read all of it and build studies, but cannot alter what everybody else relies on.
Can a viewer build a study?
Yes. Studies are analysis, not data, and a viewer can build, save and export them.
Who can see my study?
Editors and administrators can see everybody's, so nothing is lost when somebody is away.
The Map
Every community on file, plotted — the shape of the market rather than a list of it.
Why is a community in the wrong place?
Its address could not be matched exactly, so it fell back to the centre of the city or the street. Open the community and paste coordinates from Google Maps to fix it.
Why can I not see every community on the map?
Only communities with a location can be plotted, and the filters hide the rest. The count under the map says how many are not shown.
Projects
The list of every community, and everything known about each one.
What is the difference between a project and a prospect?
A project is a real community in the market. A prospect is a land deal or a hypothetical you are testing. Prospects are excluded from every market statistic so they cannot distort the market view.
Somebody entered the same community twice.
The Data tab has a duplicates screen that finds likely pairs and merges them, keeping the fuller record and moving anything the other one had.
Market Stats
The aggregate view — medians, price per square foot, absorption.
Why do the statistics change when I filter?
They describe the slice you are looking at, not the whole market. Filtering to one submarket gives you that submarket's medians.
Are prospects included in the statistics?
No. Neither are below-market-rate plans, for the same reason: they are not evidence of what the open market will pay.
Studies
A subject, a comp set, and the analysis and reports built on them.
Do scenario prices change the actual community?
No. A scenario stays in the study until you deliberately commit it, and committing is what writes a dated price to the community.
Why is a price being rejected?
It should not be — a price is whatever it is. If a round number is being demanded, tell Dave; that was a bug and it was fixed.
Can I have more than one subject in a study?
Yes. Each subject gets its own pricing box and its own line on the chart.
Why are some resales not on the map?
Their address could not be matched to a location near the subject. They stay on the chart, and the count of unplaced ones is shown beneath the map.
The Data tab
Imports, submarkets, duplicates, addresses, BMR flags and backups.
What happens to a file after I import it?
It is kept. The import screen lists every upload with its date and row count, and the original file can be downloaded again.
Can an import overwrite good data?
Imports are reviewed before they commit — you see what will change and approve it. Prices are added rather than overwritten in any case.
Reading the screen
Freshness colours, below-market-rate plans, and why prices are never overwritten.
What do the green, amber and red badges mean?
How old the figure is: green under 30 days, amber under 60, red beyond. It is about the age of the evidence, not whether the price is good.
I entered a price by mistake. Can I delete it?
Enter the correct one. The wrong figure stays in the history as a dated observation, which is honest — but the current price is always the most recent one.
Why is a below-market-rate plan missing from the averages?
Because a capped price is not evidence of what the open market pays. BMR plans stay in the unit counts and the pace figures, and out of the pricing ones.
When something looks wrong
What is worth reporting, and what to include.
The pricing for a community is out of date.
If you are an editor, update it — that is the fastest fix. Otherwise report it, and it will be picked up.
A number looks wrong.
Say which screen, what you expected and what you saw. A screenshot is ideal.
